Yes I live in st paul MN this is an older building and things are developing around it there are other apartments in the area as old as this with the same sq ft

I have a question and it is confusing me. I rent an apartment it is about 450 sq ft I pay 740.00 per month and I pay my own electricity every thing else is included. I have recently requested to move to a different floor Upon my request he asked me if he could show my apartment and I had indicated sure. The apartment I choose to move into is to be available to me next week as the person he showed my apartment wants to move in on the 15th of the month. he has 23 units in this complex. Four of them are on there own meter and pay there own electic. He increased everyone rent on effective July 1st mine went up from 725 to the 740.00 as I pay my own electric the other units were paying 725.00 and were increased July 1st 25.00. I have told my landlord that I would be interested in an apartment and i think i am at 7 times know I have asked him how much is the rent and he has not given me a price. His response is he has to look into it. I indicated that I am not sure why he had to look into it when he just increased every one July 1st . I would assume everybody that had electric included were paying the same amount as there all 450 sq ft. I feel is is gonna over charge me because of his expense in electric oh and he charges every one $50.00 extra for the months use of air if they have it. why am I paying more then everybody else He indicated that new comers coming in will be paying 795.00 per month because he pays all utilitys But said I am all ready living here so i wont be paying that amount but it would be higher than the tenant that was living there. in my search I feel he over charging i see it is $122.89 per sq ft for rental and average $145.00 for Utilitys heat gas water & trash I again today have still not gotten a price on rent How do I argue this increase he is charging me when he should have raised everyone to that on july 1st
