I am very surprise by the ex-patriots keep bashing one of the best city in SE Asia. Dhaka is rich with cultural heritage of the Bengals and other dynasty dating from the 7th century CE.Nawab to Sultanate.Compare to rural parts if US and UK per say Dhaka actual land cost remained lower for decades. Now Bangladesh GDP has increase for the past decade and normal household income increased and living standard improved and there are no more actual land left due to 15-20 million living it hardly surprise a 1 khata cost nearly a 100cror or more depends on the area. A funny comment by Musefiqur Rahman (I mean no disrespect sir) that it cost only $10,000 build a house I am sorry you cant even buy anything with that it cost about $1.3 million/Khata what you gona do with $10k, one could rent a good flat for 19/20 months. So, folks who are dreaming with their western salary and all their retirement there isnt much for you in Dhaka, I suggest remain in your respected country and or States and plan to retire in western country. Dhaka is hub every major city connection in SE Asia, 3 of largest Indoor Mall in ASIA and 11th largest in the world, under construction 3 of top 10 tallest building in the world and foreign investment pouring, Ex-patriot are buying or bulding homes in to return to motherland. I am happy with Dhaka real estate market. By the year 2020 you cant find one khata land in Dhaka even you have $5 million/Katha, so I suggest next year or so you can still get a small 1200sq Flat for 3 Koti.

The average sq foot price is around 100 USD in the city. In high end areas is is around 250! The land cost in motijheel tops the world average! 8680 USD per sq feet in the financial hub at Motijheel.In gulshan the sq feet apartment cost is 375 USD! What you get? Endless hours of traffic jam, bad infrastructure, bad power supply (compare with Seoul, not Nepal), bad almost everything except the people.Why you buy? Business, 170 million of people buyer! Bottom line? Buy one to stay or do business, make money here but stay in, perhaps Chiang Mai?

the thing is, you wont be able to get a single square feet even if you spend millions of dollars(in some part of dhaka)
