Cebu is growing much faster than in the previous year. What would happen if the central bank to reduce interest rates is an increase in inflation which will leak into the real estate market. With low interest rates, many big property developers are able to borrow to expand their real estate empire.

Land and housing is relatively expensive in and around Cebu City because of course it's where everyone comes from all around to try and find work. Even from other nearby islands. To a westerner, the condo prices are not bad, if that's what you want. You can't own land but you can buy a nice condo in a secure high-rise with city and mountain or ocean views for $100-200K US. I rent a nice one for the equivalent of around $600/mo, plus another $100-150 for utilities. Couldn't touch that in the US.

Ronny, also consider that Cebu is a small island that is 80% mountain so it has very little arable land and what's arable is often converted to commercial or industrial use. Prices are only going to get worse and worse because there is barely any land left close to the city. City center and outer metro prices are already crazy expensive and many workers are unable to live in the city unless they live in a dorm-share accommodation. You have entry-level professionals who are living like students in a dorm. You can forget a house and lot, even if you're upper management. Yet, it's still nowhere near as expensive as Hong Kong or Singapore.
