For people that are above 55+, there are some really nice senior communities that requires at least one person on the lease be 55 or some similar rules. The rental price or actual buying prices of these homes are really low compared to the other homes here in SD, so if you're moving to SD you really need to look at that first.

You'd have to live in one of the outer suburbs and things will be tight, but its doable. A roommate would give you a lot more breathing room.

MAYBE, but that is only if you are sharing housing costs with someone. I have barely made it with 40k for years while single, so if you had a roomie you could make it though not in luxoury.
